2. No subletting. According to HDB subletting policy, tenant are not allowed to sublet room or whole unit. Owner WILL conduct periodical check of up to 4 times per contract year. If found subletting, tenancy will terminate on-the-spot, deposit forfeited and police report will be lodge. Hence, If you are thinking of subletting the unit, this is not suitable for you.
3. No nailing, drilling, hacking, taping or any other acts that result in deface of wall paint/partition/flooring/false ceiling/ceiling or any other fittings.
4. Usage of kitchen - No limitation on usage. But tenants have to ensure that kitchen walls and surrounding be thoroughly washed and oil-free before handing over to owner during end-of-contract.
5. Repair, replacement and maintenance charges - 14 days (Base on move in date) owner's warranty for ALL fittings, appliances and furniture. After which, tenant's liability of up to $100 (Per item) applies.
6. Property Tax and Conservancy charges to be borne by owner.
7. Stamp duty ( +/- SGD100), HDB approval fee, SP services and aircon servicing (4 times a year), to be borne by tenant.
